Sanborn Team

A Guide for Out-of-State Executors & Trustees – Probate & Trust Sales

Many executors and trustees live far from the property they’re responsible for. Fortunately, the system in California makes it easy to handle everything remotely.

When you list with The Sanborn Team, you’ll feel fully connected no matter where you are.

1. You Do Not Need to Be Here in Person

If you’re the executor or trustee, you do not need to be physically present at any point in the real estate process.

Many of our clients live out of state — and sometimes overseas — and the system is built to support that.

2. Court Appearances Can Be Remote

If a court appearance is required, you can join remotely. Since COVID, California courts have continued to allow remote participation for these types of hearings.

3. All Escrow Paperwork Can Be Completed Remotely

Every document you need to sign during escrow can be handled from wherever you live. Most forms are completed electronically through DocuSign, making the process simple and fast.

4. Notarized Documents Can Be Handled Locally

If a document requires notarization — such as the grant deed — you can use a notary wherever you are. If you’re outside the country, you can visit a notary at a U.S. consulate.

5. We Handle Everything That Needs to Happen Locally

Anything that requires someone to be physically present — such as meeting vendors, accessing the property, or being there for the sale — is handled by The Sanborn Team. You don’t need to travel or coordinate any in-person tasks.

6. What We Need From You

To manage the entire process on your behalf, we only need:

  • The listing agreement
  • The keys
  • Your address
  • A way to contact you

Once we have these, we can take care of everything that needs to happen in California.

7. Clear Communication Keeps You Connected

When you list with The Sanborn Team, you stay closely informed at every step. Regular updates from us mean you never have to worry about what’s happening with your sale.
